How to obtain Commercial EICR?
To obtain a Commercial EICR, you must appoint a qualified and registered electrician to inspect your commercial property’s electrical installation. The inspection covers wiring, circuits, distribution boards, and fixed electrical equipment to ensure compliance with current safety regulations.
Electrical testing is carried out to identify any faults, deterioration, or safety risks. All findings are recorded in a detailed report using standard classification codes. If issues are identified, remedial work must be completed to achieve compliance.
Once the installation meets safety standards, a valid Commercial EICR certificate is issued for legal, insurance, and safety purposes.
The certificate should be renewed at regular intervals depending on the type and usage of the commercial property.

What Is An EICR?
An Electrical Installation Condition Report (EICR), more commonly referred to as an EICR Inspection, it is designed to provide a thorough assessment of the condition of electrical installations. This report provides invaluable information to ensure that electrical installation is safe and compliant with current regulations. Since it’s so important, one must understand how long such a certificate lasts before needing another round of testing. An EICR, is a comprehensive inspection and testing of the electrical installation in a building, carried out every 5 years or before the expiry of existing EICR report.
It is designed to ensure that the electrical system is safe, compliant with regulations, and in good working order. In the UK, electrical safety is of utmost importance. To guarantee that all relevant regulations are met, and your building’s occupants stay safe, an EICR Inspection must be conducted by certified electricians. After completion of a successful EICR Inspection, you can trust that your electrical system is compliant with set standards and secure! EICR inspections are mandated for all electrical systems in the United Kingdom, both residential and commercial.
What’s Included in the EICR Report
A full check of all electrical installations and circuits.
Details of any faults with safety codes (C1–C3, FI).
Clear recommendations to keep your property safe and compliant.
Who Needs an EICR?
Required for landlords, homeowners, and businesses to ensure electrical installations are safe, compliant, and fit for use.
Private Landlords
Landlords in the UK are legally required to have a valid EICR for all rented properties. The inspection must be carried out at least every 5 years or at the start of a new tenancy to ensure the electrical installation is completely safe for tenants.
Homeowners
While not always a legal requirement, homeowners are strongly advised to obtain an EICR, especially for older properties, after major electrical work, or before selling or buying a home. It helps identify hidden faults and reduces fire risk.
Commercial Property Owners
Shops, offices, warehouses, and other commercial premises require regular EICR inspections to comply with health and safety regulations. A valid certificate protects employees, customers, and business operations.
HMO (Houses in Multiple Occupation)
HMOs have stricter safety requirements. An EICR is mandatory and must be renewed every 5 years, with reports often requested by local councils as part of licensing conditions.
Property Buyers & Sellers
An EICR is commonly requested during property transactions. Buyers use it to confirm electrical safety, while sellers use it to prevent delays, renegotiations, or failed sales due to electrical issues or compliance concerns
Letting Agents
Letting agents and property managers are responsible for ensuring properties they manage remain legally compliant. Regular EICR inspections help meet regulatory duties and avoid penalties, enforcement action, or unexpected legal disputes.

EICR Certificate Outcomes Explained
Get simple, expert guidance on fault codes and fast solutions to achieve a satisfactory report with confidence.
What Happens If Your Property Fails?
If your report includes C1, C2, or FI, the EICR is marked as unsatisfactory. Required remedial work must be completed and confirmed to achieve compliance. A report with only C3 codes is considered satisfactory.
C2 – Potentially Dangerous
A potentially dangerous condition has been identified which could present a risk of electric shock, fire, or injury if not addressed. Urgent remedial work is required to remove the risk and bring the installation to a satisfactory standard.
C1 – Danger Present
A C1 code is issued when a dangerous condition presents an immediate risk of electric shock, fire, or injury, requiring urgent action and meaning the installation must not remain in service until made safe.
C3 – Improvement Recommended
C3 means the installation is not unsafe, but improvements are advised to meet current safety standards. Remedial work is optional, recommended for better compliance, and does not cause the EICR to fail.
FI – Further Investigation Required
An FI code is issued when the inspector cannot fully assess part of the installation. Further investigation is needed before a final safety decision can be made.
